Domestic projects broadly breakdown into three key stages:

Process.

1. Design

It all begins with an idea. This process starts by meeting you and discussing what you would like to do to your property, and then moving ahead to develop designs.

At this stage it may be necessary to get a measured survey and drain survey carried out by others.

Scheme development involves meeting with you to discuss designs and it is at this stage we can identify whether it is necessary to seek planning permission or if the work can be carried out under permitted development.

Ultimately this stage usually ends with seeking permission from your local Council with simple diagrammatic drawings.

2. Detail

Once permissions have been gained it is time to develop drawings and details for construction purposes.

Construction drawings are more detailed and demand decisions to be made about types of wall, floor and roof constructions, levels of insulation, electrical services, plumbing and drainage as well as internal fixtures and fittings. This stage usually requires the involvement of a structural engineer to develop designs and calculations for steelwork and foundation specifications.

Once this is complete you then have a package of information that can be used for pricing purposes - whether you want me to price the work or approach other builders. It’s up to you!

3. Construction

I will submit building notice and work with Building Control to ensure key moments are inspected in order to gain building control compliance.

To be clear I will work on your project - I am a skilled carpenter and bricklayer!

Cartwright Construction will work to make the process as smooth as possible. My background as a project architect and contract administrator means we work to a clear project programme which we update as the work progresses. I will prompt on the important decisions, finishes, fixtures and fittings.

If you watch Grand Designs you will know ordering glazing on time is key as this can be a long lead item!
